How much does a roof inspection cost?

Our standard roof inspection is free for homeowners considering repair or replacement. For specialized needs — such as a detailed real-estate or insurance-documentation report — there may be a fee, which we’ll tell you about up front before scheduling.

How long does a roof inspection take?

Most residential roof inspections take about 45 minutes to an hour and a half, depending on the size and complexity of the roof and whether the attic is accessible. We’ll walk you through what we found before we leave.

Do you go into the attic?

Yes, whenever it’s accessible. The attic often tells the real story — daylight through the deck, damp insulation, or water tracks along the rafters reveal problems you simply cannot see from the surface.

How often should a roof be inspected?

A good rule is every two to three years for a newer roof, and annually once it passes about 15 years. You should also have it inspected after any major windstorm or heavy rain event, and before buying or selling a home.

Will you tell me my roof is bad just to sell me a new one?
