How much does a whole-home remodel cost in Los Angeles?

Whole-home remodels in the LA area typically run from about $150,000 to $500,000+, or roughly $150 to $350 per square foot. The spread depends on how much of the layout changes, whether electrical and plumbing need upgrading, and your level of finish. We build a line-item budget so you can see and adjust the scope before we start.

How long does a whole-home remodel take?

Most whole-home remodels take about 4 to 9 months of construction, plus 2 to 4 months beforehand for design, selections, and permits. Projects that move walls or add square footage take longer because they require engineering and a full plan check.

Do I need to move out during the remodel?

For a true whole-home remodel, usually yes. When the kitchen, bathrooms, and systems are all offline at once, the house isn’t practical to live in. Some clients phase the project to stay in part of the home — that costs more and takes longer, but we can plan it that way if you prefer.

Should I remodel or just move?

It depends on whether you love the location and the lot. Given LA transaction costs, remodeling a home you intend to keep for 10+ years often makes more financial sense than buying an equivalent upgraded home. If the foundation is failing or the layout can’t be fixed, moving or rebuilding may be smarter — we’ll tell you honestly.

Do you handle design and permits?

Yes. We coordinate the architect and any required engineering, prepare the permit set, submit it, and work through city corrections. You get a single point of contact rather than juggling separate vendors.

How do you handle changes mid-project?

Through written change orders. Anything that alters scope, materials, or cost is documented and approved by you before we proceed — that’s how the budget stays under control.

Will you upgrade the electrical and plumbing?

Almost always, and it’s one of the best reasons to remodel comprehensively. When walls are already open, upgrading the panel, rewiring, and repiping costs far less than doing it later as a standalone project.

Do you offer a warranty?
